Conditions of stay and cancellation
By booking at Apartments Thomas, I accept the following binding conditions.
Cancellation Policy
We welcome every guest and understand that unexpected circumstances may sometimes arise. However, to ensure proper management of reservations, we apply the following cancellation policy.
Cancellation with Full Refund
Guests may cancel their reservation up to 14 days before check-in for a full refund.
Partial Cancellation (50%)
If the cancellation occurs between 7 and 14 days before check-in, 50% of the total amount will be refunded.
No Refund
In the event of cancellation within 7 days of check-in or in the event of a no-show, no refund will be provided.
Booking Changes
Any changes requested (dates, number of guests, etc.) will be subject to availability and may result in price changes.
Confirmed changes do not reopen the refund terms set forth in this policy.
Force Majeure
In exceptional and documented circumstances (e.g., natural disasters, health emergencies, or serious travel impediments), we reserve the right to evaluate possible exceptions to this policy on a case-by-case basis.

DOCUMENTS
Once the reservation is confirmed, all guests will be asked to provide identification documents before check-in. These documents are required for registration in the guest portal. You can attach guest documents to the following link.

Tourist Tax (not included in the price)
We inform you that, as of January 1, 2014, a municipal tourist tax has been levied on all accommodation facilities in South Tyrol. The current rate is €2.90 per night for guests aged 14 and over, and will increase to €3.00 per night starting January 1, 2026.

Damage
In the event of damage, we reserve the right to withhold a penalty based on the extent of the damage.
